A fixture is anything physically attached to the property. Think: mounted TV brackets, porch swings bolted to a frame, or built-in appliances. By contrast, personal property is movable: items like the TV itself or a freestanding microwave.

The gray area lies in how these items are installed. For example, a microwave on the counter is personal property, but one built into the cabinetry is a fixture. A Ring doorbell that’s hardwired is a fixture, but a wireless, battery-powered version is personal property. Even window treatments can get tricky: rods and blinds usually count as fixtures, but the fabric curtains that slide off the rod could be considered personal property, unless they’re custom-made to fit a specific window, which may blur the lines.

What matters most is clarity. While the purchase contract generally outlines what’s included, many buyers and sellers skim past these details. That’s when assumptions lead to disappointment, like expecting curtains to remain only to find bare rods or believing the Ring doorbell is part of the sale when the seller had planned to take it. The smartest move for sellers who want to keep an item is to remove it before listing the home. For buyers, it’s best to confirm in writing exactly what comes with the property.

At the end of the day, whether it’s a porch swing, a TV mount, or those custom drapes, the golden rule is simple: if it’s attached, it usually stays. But when in doubt, spell it out in the contract to avoid surprises at closing.
