Denver’s Real Estate Market Holds Steady Amid Seasonal Trends: A Promising Path for Buyers and Sellers

The Denver Metro real estate market in August remained resilient, closely aligning with historical patterns, according to the latest report from the Denver Metro Association of Realtors (DMAR). Active listings saw a modest 1.32% dip compared to July, a typical seasonal shift for this time of year, and a 56.37% increase year-over-year. New listings dropped slightly by 0.76%, but, despite fewer new listings hitting the market, pending sales were up 3.74% month-over-month, reflecting renewed buyer confidence as mortgage rates softened.

Detached homes are showing strength, with the median closing price remaining stable at $650,500. On the other hand, attached homes face more complexity, with rising HOA dues and tax premiums, contributing to a slight dip in median closing prices. Median days in the MLS overall bumped up by 31.25% month-over-month, with detached homes at 19 and attached at 26 median days.

Libby Levinson-Katz, Chair of the DMAR Market Trends Committee, states, “Generally, there does not seem to be a large sense of urgency for buyers or sellers. Buyers continue to watch the homes that have come up in their searches and may even be tempted to take a look. However, they aren’t placing offers on homes unless it perfectly aligns with their wish list.”

Sellers can still capitalize on the market by ensuring their properties stand out. Investing in pre-inspections and making necessary repairs will help make a strong impression on potential buyers, especially as September’s distractions—from back-to-school to late-summer vacations—tend to reduce activity.

Denverite notes, “The housing market is poised for change in the months ahead with the Federal Reserve likely set later this month to lower interest rates for the first time in more than two years. The cost of a 30-year mortgage, the most common type of mortgage, is already falling as lenders anticipate the central bank’s move.”

Despite a slower pace in transactions, the market’s underlying stability suggests that as mortgage rates ease further, both buyers and sellers will find more favorable conditions in the months ahead.
