Steady as She Goes: Denver’s Housing Market Finds Its Winter Groove

As 2025 winds down, Denver’s real estate market is giving us the rare gift of something we haven’t seen in years: balance. Despite chatter that the market feels “slow,” the story underneath the headlines is far more grounded…and far more encouraging for both sides of the transaction. As Amanda Snitker, Chair of the Denver Metro Association of Realtors’ (DMAR) Market Trends Committee, notes, “the gap between perception and reality remains stubbornly wide,” reminding both buyers and sellers that a quieter season doesn’t equal a broken market.

The most recent stats from DMAR’s November report delivered a predictable cool-down, a pattern that mirrors nearly identical shifts from previous years. New listings dropped 41.39% from October, a figure almost perfectly aligned with the 41.54% dip seen during the same period last year. Month-end active inventory also declined 15.92%, which tracks with 2024’s 14.89% pullback. Sellers traditionally step back during the holidays, and this year’s numbers show a market behaving exactly as a normal market should.

Pricing followed suit, with modest month-over-month dips for the median close price: 1.96% for attached homes and 1.47% for detached. But the year-to-date story is far more compelling: attached homes are down a mild 3.21%, and detached homes are essentially flat. Snitker notes, “These modest annual changes reflect market stabilization rather than the dramatic shifts often portrayed in headlines. This stabilization has been particularly valuable in addressing the rapid appreciation of recent years.”

For buyers, this recalibrated environment means leverage, choice, and breathing room: conditions Denver hasn’t seen in a decade. For sellers, it means realistic timelines, solid pricing stability, and a spring market poised to bring familiar energy.

Looking ahead to 2026, the biggest opportunity may lie in embracing normalcy itself. After years of extremes, the Denver market has settled into a stable, predictable rhythm. Those waiting for a crash or a meteoric rise may continue to wait, while buyers and sellers who understand today’s balanced landscape will be the ones making confident, successful moves.
