Study pinpoints best time to put your house on the market

Soon, the spring home-selling season-the busiest time for residential real estate-will be upon us. So when should you place the “For Sale” sign out front?

That depends on where you live.

A recent study reported by the Council of Residential Specialists (CRS) found that homes in 25 metro areas listed between May 1 and May 15 sold nine days faster than any other time of the year. What’s more, they brought 0.8% higher prices.

It also found that Saturday is the best day to list a home; properties receive 20% more views on that day, “followed by a Friday, when properties receive 14% more views.'”

According to the study, the best weeks to list are the same for Denver homesellers as sellers nationally: May1-15. Homes sell eight days faster during those two weeks and bring a 1.7% sales premium. (However, many real estate agents disagree with these findings, noting that with the current pent-up demand, listing earlier may bring higher prices.)

The ideal day to list in the Mile High City differs from the national peak day: Friday, rather than Saturday, is the best day to list.
