Home staging is critical, even in hot Denver market

There’s no denying that homes for sale in the Denver metro area are being snapped up faster than ice cubes in summer. No wonder many sellers feel that all they have to do is slap a “For Sale” sign out front and wait for buyers to converge.

But even in this hot market, staging your home to make the best possible impression is important. The faster a home sells, say agents, the more likely a seller is to reap the best reward.

Home staging is generally paid for by the seller or the seller’s agent. It involves professionals arranging and decorating the home (often bringing in rented furniture) to lend it the widest possible appeal.

The majority of seller’s agents (62%), as well as buyer’s agents (77%), say that staging a home reduces the time a home spends on the market, according to Rismedia. Rismedia also notes that 38% of sellers’ agents stage every listing before placing it on the market. A majority of both buyers’ and sellers’ agents believe staging adds anywhere from 1 to 10% to the selling price.

“REALTORs know how important it is for buyers to be able to picture themselves living in a home, and…staging a home makes that process much easier for potential buyers,” National Association of Realtors President Bill Brown told Rismedia. Brown adds that “staging can be the extra step sellers take to help sell their home more quickly and for a higher value.”
